📍 Where We Work

We operate across key regions in Spain and Portugal, including:

💼 Our Fee Structure:

We charge a flat engagement fee to begin your property search, representation and negotiation journey.

This engagement fee is paid securely by credit/debit card or bank transfer and is fully credited toward our success fee at closing.

This upfront investment reflects the depth of our advisory service — and is fully credited toward our final compensation.

Our standard commission: 2.5%–3%, paid from the seller side (seller/listing agency) at closing — never by the buyer. Any engagement fee paid is fully credited.

Our engagement fee is deducted from the total — ensuring no additional cost to you and complete alignment throughout the process.

Before any engagement or payment, we always schedule a personal call to assess fit, clarify expectations, and ensure our service is fully aligned with your goals.

In all cases, our commitment is to you — not to any seller, listing agent, or developer.

We take on only a limited number of clients to ensure full attention and care.

Under EU consumer law, you have 14 calendar days from contract conclusion to withdraw and receive a full refund of the engagement fee — no questions asked.
